The Renters' Rights Act puts every landlord on a register.
Every rented property in England has to be registered on the new private rented sector database, with your certificates up to date. The rules apply whether you let one flat or ten.
The landlord database opens in 2026. Regional deadlines to register start with the West Midlands on 14 March 2027.
A year, per property. You'll need your gas, electrical and energy certificates to hand to complete each entry.
The fine for letting without registering or not keeping your entry up to date. False information or repeat breaches: up to £40,000.
To update your entry after a change, such as a renewed gas certificate, a new EPC or a rent change.
When do you have to register?
Every region has its own deadline. Pick where your rental is.
| Region | Requirement starts | Register by |

Deadlines from the NRLA. You can register any property from 15 December 2026.
Are you ready for the landlord database?
Answer seven questions about your rental. You'll get a readiness score and a list of anything to sort out.
Every home, every date, one screen.
This is the app itself, with example homes. Green, amber and red tell you where you stand; the score tells you what to do next.

On your phone, and on your laptop
The same account everywhere. Snap a certificate on your phone when the engineer leaves; sort out the year's figures on the big screen.
- Reminders 60, 30 and 7 days before every expiry
- 28-day database update reminders after every renewal
- Letters, messages and the compliance pack in one tap

Today
Your score across every home, what's overdue, what's due soon, and the Renters' Rights steps still to do.

One home
Every certificate with its expiry date, the tenant copies you still owe, and the database deadline for its region.

Money
Rent in, costs out, and what those costs take off your tax bill, in HMRC's categories, ready for your accountant.
The compliance part of a letting agent, without the agent.
The legal paperwork kept in date, the proof kept safe, and your rent and costs ready for tax. No tenant portal, no agency fees.
Every certificate, in your pocket
Add each property and photograph or upload its gas safety record, electrical report, EPC, deposit certificate and licence. Find any of them in seconds.
Green, amber or red at a glance
Each property shows what's in date, what's due soon and what's missing, so you know where you stand without digging through a drawer.
Told at 60, 30 and 7 days
Enough notice to book an engineer at a sensible price, instead of paying for an emergency visit the week it runs out.
Registered, and kept up to date
A checklist of everything the database asks for, with your region's deadline. After that, a reminder to update your entry within 28 days of every renewed certificate, and before the £65 yearly fee is due.
A dated record of every request
Note each repair request and what you did about it. If there's ever a dispute or a council visit, your evidence is already written down.
Which rules apply to your home
Tell KeptLet about the property and it works out what you need, from gas and alarms to Right to Rent, with links to the official guidance.
Every move-in done right
What to give the tenant before they move in, the day-one alarm test and the 30-day deadline to protect the deposit.
Copies to tenants, dated
Send the tenant their certificate from the app and the date is saved as your evidence. One tap builds a zip of everything a council asks for.
Your engineer, one tap away
Book the gas check by WhatsApp, text or email with the address and dates filled in, and tell the tenant about the visit.
See what it saves you
Tick off rent, log costs and snap receipts. KeptLet shows what your costs take off your tax bill and the ones landlords often forget.
Deposits you can keep
Dated room-by-room photos at check-in and check-out, side by side: the evidence deposit schemes look for.
Quarterly updates to HMRC
With Plus, send your quarterly updates straight from the app and keep a receipt for each. Coming soon, once HMRC recognition is complete.
Compliance isn't a one-off. It's a calendar that never stops.
Here's an example year for a landlord with three properties. Every one of these dates would otherwise live in your head.
Gas safety renews every year, the electrical report every 5 years and the EPC every 10. The long ones are the ones people forget.
Someone always watching the dates, for about £1 a week.

Straight answers
Is this legal advice?
No. KeptLet keeps your documents and dates organised and links to the official GOV.UK guidance. For legal questions about your tenancy, speak to a solicitor or your landlord association.
Does it register me on the database?
No, you register yourself on the government service. KeptLet gathers everything it asks for, so you can do it in one sitting.
Once I've registered, am I done?
No. The £65 fee renews every year, and you have 28 days to update your entry whenever something changes, like a renewed gas certificate, a new EPC or a new rent. Not keeping it up to date can be fined up to £7,000. That's exactly the kind of date KeptLet keeps track of.
How does the free trial work?
You can explore with sample data for as long as you like. The 14-day trial starts when you add your first real property. If you don't subscribe, your records stay readable and you can export them; they're never deleted or held back.
I have several properties. What do I pay?
One price covers your whole portfolio: £119 a year for up to 5 homes, £199 for up to 15, and £349 for any number beyond that, all with sending Making Tax Digital updates to HMRC included. One home is £59 a year, plus £40 if you want HMRC submissions.
What if I only want the reminders?
Reminders only is £2.99 a month: expiry reminders and the compliance score for all your homes. A full plan adds proof of service, the council bundle, the new-tenancy checklist, the repairs log, trades, rent and money, check-in photos, your own dates, joint owners and HMRC submissions.
Do I need HMRC submissions?
Only if you have to send quarterly updates to HMRC: from April 2026 that's landlords with more than £50,000 of property and self-employed income, falling to £30,000 in April 2027 and £20,000 in April 2028. Everyone gets their figures sorted into HMRC's categories and an export for their accountant.
Does it work in Wales or Scotland?
Not yet. The rules there are different, so KeptLet covers England only for now.
What happens to my documents if I cancel?
They stay yours. Your account becomes read-only and you can download everything at any time. Reminders and the dashboard stop.
I've only got one property. Is it worth it?
Nearly half of England's landlords own just one property. The rules, and the fines, are the same whether you let one flat or ten.
